The Residential Tenancies Act 1997 (as amended 2021) sets out clear obligations for all Victorian landlords, including those renting individual rooms.
Every tenancy in Victoria must be documented with a written agreement. For sharehouses, you need individual room agreements for each tenant specifying their private and shared spaces.
All bonds must be lodged with the Residential Tenancies Bond Authority (RTBA) within 10 business days of receipt. Maximum bond is one month's rent for agreements under $900/month.
Rental properties must meet 14 minimum standards covering structural soundness, weatherproofing, lighting, heating, hot water, and more. These apply to each room rented.
Urgent repairs must be addressed within 24 hours, non-urgent within 14 days. You must maintain the property in good repair throughout the tenancy.
Gas and electrical safety checks must be completed every 2 years. Smoke alarms must be installed and maintained. A condition report is required at the start and end of each tenancy.
You must provide at least 24 hours written notice before entering rented rooms, except in emergencies. Entry is limited to specified reasons under the Act.
